THE MLS

The Multiple Listing Service (MLS) gives all Realtors and their clients access to information on properties listed for sale by all Realtors. Your Realtor can give details and/or show you any property for sale on Salt Spring Island. Properties listed on MLS can be viewed at www.mls.ca.

Not all properties for sale on Salt Spring are listed with MLS, but your Realtor has or can get information for you on any property listed for sale. Even the "drive by" lists you can get at any Real Estate office may not be comprehensive. In the current fast-moving market, your Realtor will be aware of properties that have sold or are under offer and may perhaps know of properties that are about to come on the market.

THE SALT SPRING MARKETPLACE

Salt Spring Island is a diverse Real Estate Market. There are a number of micro-communities on the island each with their own characteristics and advantages. Properties less than a mile apart can vary in value by several thousand dollars.

"Drive By" is not usually an option for checking out houses for sale on the island. Most homes are not visible from the road. All homes are for sale "by appointment only" which means that your Realtor needs advance warning to set up a schedule of properties for you to view.

MULTIPLE OFFERS

In a fast paced market such as we are currently experiencing, it is not uncommon to have multiple offers in competition with each other. Your Realtor will be able to guide you through this process and help you to be in the best position possible with respect to competing offers, by ensuring that you have made the best offer possible for you.

It is not uncommon for the successful offer to be above list price in a competition situation. Your Realtor will help you to determine whether it is worth it to you to continue to compete and perhaps pay a higher price for a property or whether it is in your best interests to continue looking at other properties.

CLOSING

Your lawyer or notary will prepare documents for your signature and for signature by the Sellers. They will also prepare a "Statement of Adjustments" which will determine the actual amount of money that will be needed to complete the purchase. They will also prepare, explain and witness your signature on any documents required for financing your purchase.

These documents will be lodged at the Land Title Office in Victoria and once they have been given a registration number, the Sellers will be paid. Your lawyer/notary will check to make sure that no changes have occurred to the title of the property that you are not aware of, and register any documents (i.e. Mortgage) against the title as required for your financing.

You will receive keys (if necessary) and access to your new property once registration is finalized or at the "possession date" specified in your contract.
